Which Chamberlain Models This Applies To

The WD822KD, WD832KEV, and B730 series from the mid-2010s typically use a T-style rubber seal that slides into an aluminum retainer. Newer B970 and B550 units often ship with a bulb-type EPDM seal that compresses against uneven concrete better, which matters on older Jamul slabs that have settled or cracked. The ML700 and earlier chain-drive models used a simpler flap seal that is increasingly hard to source as OEM.

  • Visible daylight under the closed door. A properly fitted seal should make continuous contact with your concrete. If you can slide a flashlight beam through anywhere along the bottom, the rubber has compressed permanently or the retainer has pulled away from the door panel. In Jamul’s rural lots, this gap also admits dust and rodent traffic.
  • Water pooling inside after rain. The seal’s job is to act as a dam against surface runoff. Once the rubber hardens or tears, water follows the path of least resistance straight into your garage. DIY or Call Us?
